A.2 Date of valuation date as of which the assets are to be valued
Accounting Information Content
U.1 Chart of accounts chart of accounts, or the part thereof pertaining to the asset subject to valuation
U.2 Financial statements final accounts as of the date of valuation approved by an authorised representative of the company, including preliminary balance sheet or the latest available balance sheet (if not available from the Companies Registry archive)
U.3 List of assets accounting list of assets as of the date of valuation in the XLS format stating the following:

  1. For land: account no., reg. no., name, date of acquisition, historical book price, residual book price, historical tax price, residual tax price
  2. For buildings and structures: č account no., reg. no., name, date of acquisition, historical book price, residual book price, historical tax price, residual tax price, accounting depreciation rate or total accounting service life, information about technical improvements at least for the past three years (year by year)
U.4 Service Life current company rules regarding service life (normal expected service life) of the relevant assets. If not available, indicate as N/A.
Assets Information Content
M.1 Real estate
  1. copies of titles, including copies of cadastral maps
  2. submitted requests for registration in the cadastre (for properties prior to registration)
  3. copies of relevant purchase contracts (PDF)
  4. list of structures and buildings according to company books plus the number of land plot on which each structure is situated (reg. no.) + special-purpose maps.The objective is to link asset information from company books and the cadastre with physical reality.
  5. list of land plots according to company books plus information about cadastral area, land plot numbers and size (if the land plot no. is not identified in the list of assets)
  6. XLS spreadsheet stating the total floor space capacity according to main types of usage and
  7. list of all tenants including a table showing the size of leased premises according to the type of usage, net rent prices according to different types of premises, term of leases, method of rent valorisation, notice periods
  8. list of assets not used in operation including reg. no., indicating assets that are not used at all and assets leased to third parties (in the case of leases, state the level of rent)
  9. copy of a typical lease contract in PDF
  10. valid building approvals + requests for approval submitted to construction authority, if applicable
  11. valid zoning decisions
  12. copies of real burden agreements or other ownership right restrictions recorded in the title
  13. repair plan – if available
  14. project documentation (for viewing)
M.2 Real estate administrator the person capable of physical identification of assets according to the list of assets and able to provide technical information about the assets
